• Good Rental History - Must be named on current and previous Lease, with a verified recommendation from your current Property Manager, Landlord, etc. (roommates, sublets, parents, etc. will not be accepted for verification)
• Adequate Income - Applicant must be currently employed, be in possession of an Employment Offer Letter, have sufficient savings or some other form of income which shows applicant can afford the agreed upon Rental Amount, Living Expenses and Utilities. This is generally understood as income of at least 2-3x their Rental Amount. 
• Good Credit - We require a minimum Credit Score of 700+ for ALL tenancies. 

* If Applicant is unable to satisfy ONE of the above qualifications, Management will accept a qualifying co-signer (at Management's discretion). Not satistying TWO OR MORE qualifications is grounds for automatic rejection and no co-signer will be accepted (at Management's discretion). 

** Application will be automatically rejected if any deception, suspicion of deception, fraud, "photoshop" or any other illicit or illegal activity is detected upon review of the Application or associated supplemental documentation.

*** Applicant may be asked for supplemental materials such as bank statements (or other income statements) to verify income. Particularly in the cases of Self-Employment, Independent Contractors or other more "non-traditional" forms of income.
